What does a broker do?


Essentially, a broker is connecting the borrower to the best lender and as such he/she has only one job - work to facilitate a great deal.

These are the 4 main job responsibilities of a broker

1 – Gather all documentation


2 - Present the borrower and property deal to the lender and negotiate the best possible loan terms

3 – Vet the lenders to find the best fit for your specific property deal

4 – Provide great customer service

One of the brokers primary duties is to collect the borrower's documents and submit them to the lender. Another is to screen the lenders to find the best ones, and then negotiate and work directly with them to get the best possible financing terms.


I broker loans for non-owner occupied properties ranging from 6 to 24 months or slightly longer depending on the lender. I broker these hard money deals:

1- rehab

2- residential - bridge loans

3- fix and flip

4- refi

5- cash-out

6- rental property purchase

7- new construction - 1 or more homes - depending on the lender

8- commercial property purchase or bridge loans - depending on the lender


Please note, I am NOT a mortgage broker, because mortgages are soft money loans that require mortgage agents to have a license. Also, I do not secure mortgage financing, as these loans are very different from hard money loans. Additionally, I do not broker loans for cannabis or strip club properties.
